Barwell’s unit upgrade continues with 24 and 44

Units 24 and 44 are the next premises to be enhanced under Barwell Business Park’s rolling refurbishment programme – with sustainability features at the heart of the project.

Barwell’s owner, Aviva Investors, has worked with Socotec UK to review the Energy Performance Certificates (EPCs) to determine the enhancements required to bring the properties up to a B rating.

The enhanced refurbishment programme will include:

  • Completely overclad the existing roofing with increased high-performance insulation and rooflights
  • Install LED lighting throughout the property with occupancy sensors
  • Upgrade the heating systems to lower carbon factor supplies including efficient air conditioning to the offices of Unit 44
  • Install new double-glazed windows as required.

Unit 44 is an 18,826 sq ft industrial / warehouse unit that includes first floor full fitted offices that benefits from two loading doors, generous car parking and large service yard. The unit is being refurbished to a high category A specification to include full redecoration, LED lighting, upgraded WCs and kitchenette.

Unit 24 comprises 5,015 sq ft, is an industrial / warehouse unit with ground floor integrated office and benefits from a loading door, generous car parking and large yard. The property will be completely refurbished to include full redecoration, new WC and kitchen facilities.

Alexandra Sorrill, Associate Director, Real Estate, at Aviva Investors, said: “Whilst Barwell already provides such a differentiated offering in the London market, with its business park environment, unit refurbishment programme is central to ensuring we continue to providing businesses with outstanding workspaces that offer best-in-class facilities. We have secured several new lettings prior to works completing and we hope these upgrades will continue to attract the very best local, regional and national businesses to our community.”
